This report is Part 1 of a joint Equity Research on VICI Properties Inc, a Real Estate
Investment Trust that owns some of the most iconic entertainment facilities. Being a REIT, VICI is
characterized by its steady rent-driven revenue, as well as incremental dividend payments. We
consider that VICI has the right tools to overcome the recent changes in macroeconomic environment
due to its valuable portfolio, triple-net leases with CPI-linked escalation, robust finances, and
transparent relationship with its tenants, the way VICI succeeded in overcoming the pandemic.
Therefore, our final recommendation is a BUY at an expected target price of $38.69 per share.
