This work project presents the equity research on VICI Properties Inc., the REIT that owns
the largest entertainment facilities in Las Vegas. As a REIT, VICI has been distributing dividends,
achieving this year an annual dividend of $1.56, which gives a 4.63% yield at the current price. After
COVID-19, and despite the interest rate rising economic environment, VICI counts on inflation protected leases, stable cash flows, strong and healthy tenants, and transparency to keep its sustained
growth. Our final recommendation is a BUY with an estimated target price of $38.69, which implies
an upside of 14.87%, and total expected gains of 21.50%.
