This paper investigates the impact of environmental, social and governance practices over the
performance of real estate investments. This analysis demonstrates that sustainable investing
provides opportunities for investors to increase the returns in the real estate sector. More
precisely, it delivers deeper understanding of the impact of each ESG dimension on the
performance of this asset class. Our findings are consistent with previous studies that showed
real estate was an ideal candidate for benefiting from ESG efficiency. However, in such a
competitive sector, ESG-related performance no longer offers easy-premium.
