| Abstract: | Through an uniform modelling, this paper discusses the influence of several determinants on the optimal housing tenure choice. The determinants we consider are: consumer's exclusion from the credit market, mortgage loans, downpayments, housing capital gains, personal income tax with mortgage interest deduction and housing capital gains tax. |
